Architectural drawings are used to provide information to your structural engineer and construction partners, who use them to create technical plans. While working with an architect is often recommended, there are alternatives, such as using computer software to create your own designs.

It depends. Some types of extension – such as small, single-storey conservatories – may be covered by Permitted Development Rights, which means there’s no need to apply for planning permission. However, we’re here to offer advice to ensure you’re always building in compliance with legislation.

Extending a listed building is possible if the project is given approval. In many cases, both planning permission and listed building consent will need to be obtained. Listed building consent is typically only provided if the project can be justified, and shows a commitment to ongoing preservation.

Typically, there are 3 ‘rules’ for converting a loft: there must be a minimum head height of 2.2m, a roof pitch of 30+ degrees, and at least 1.9m of headroom at the centre of the access staircase (1.8m at the edges). You’ll also need to think about any water tanks or chimney stacks that are in place.

Many garages fall under Permitted Development Rights, so no planning permission is required. However, this is not the case for all garages, so it’s always best to check before embarking on a conversion project. We can provide expert advice and tailored guidance on this matter.

It is sometimes possible, as long as the second storey does not extend more than 3m past the original building, and is not higher than the existing eaves. However, many garages will not support a second storey, and significant additional work may be required to strengthen the foundations.
