How it works
Want to know what to expect when working with us? Here’s everything you need to know…
Initial contact
The first step is to get in touch with us. Contact us and let us know what changes you’ve been considering for your home, or chat to us about creating your own new-build from the ground up.
Site visit
We’ll arrange a convenient time for us to visit your home/site and take a look at what we’re working with. This allows us to visualise your initial thoughts and determine whether they’re feasible.
Discussion
Once we know what we’re working with, we’ll get in touch and have a chat about things. We’ll take into account your own ideas, and share thoughts of our own to build the best possible plan of action.
Preliminary plans
We’ll have preliminary plans ready for you to take a look at around 4 weeks after our discussion. These plans aren’t set in stone, but act as a foundation for developing a design that best suits you.
Client changes
If there’s anything you’re not entirely happy with, if you’re not sure about something, or if you’d like to explore alternative ideas, just let us know! We’ll work with you to revise the plan for optimal results.
Planning application
With a plan in place, we’ll need to submit the designs under Permitted Development Rights, or apply for any necessary planning approvals. It can take around 8 weeks for all designs to be logged & filed.
Construction drawing
We’ll work with a structural engineer to transform the initial architectural designs into a drawing for construction. Drawing fees are paid upfront, along with any legal fees that are due at this time.
Building work begins
Usually around three to four months after completion of the structural drawings, construction work will begin on your project. 10% of the agreed cost will be paid upon commencement of the works.
Valuation of works
Every two weeks we’ll carry out a valuation of works to date. You’ll have 7 days to check and approve the valuation, and pay the agreed amount. You’ll retain 5% of each invoice, to be released later.
Completion
Congratulations, your project has been completed! At this stage, we will have carried out all expected works to the highest standards. 2.5% of the cost will be requested upon completion.
Certification
If any gas or electrical works have been carried out during the project, you’ll receive the relevant certificates. We’ll also provide a Building Control completion certificate to demonstrate compliance.
Snagging list
Sometimes, minor issues don’t emerge until later. Add anything you discover to your snagging list, and we’ll sort them. The final 2.5% of the cost will be due upon completion of the snagging issues.
Peace of mind
Now, simply sit back, relax, and enjoy your dream home! You’ll have complete peace of mind that our work will stand the test of time, with a 10-year warranty on workmanship as standard.
